Rates are based on Double Occupancy. All room fees and additional people fees will pay the State of Georgia 8% tax, plus the 8% county occupational tax, which will equal a total of 16%.

Additional add-ons of services or merchandise will be subject to the States 8% tax. You will also be charged a resort fee for access to all farm amenities and a cleaning fee.


CHECK-IN TIME is AFTER 3:00 P.M. EST AND CHECKOUT is 11:00 A.M. EST. OFF SEASON TIME MAY VARY, REFER TO YOUR WELCOME EMAIL. An email will be sent 24-48 prior to your check-in with door code and other check-in instructions. Our check-in's are virtual however we do have an office admin available in person or via phone. The office is at the yellow door on the right side of the blue barn. If you're checking-in later than 5:00 pm someone will be available to you by phone at 706-960-9600 ext. 3 or 6 for any assistance you may need.


The maximum number of guests is limited to six (6) persons for the “Boat House Cottage”, “Jane” and the “Sweet Tea Cottage”, four (4) persons for “Otis” and “Hemingway” and two (2) persons for the “Derby Cottage” and “Magnolia Cottage”. Julep Farms does not provide additional sleeping accommodations other than what is listed, we do not have the space for rollaway beds or cots. We reserve the right to modify reservations and add fees for special requests such as additional people or one-night stay. Those fees are as follows : Additional Person Per Night $50 (if the room has the ability for additional persons and is approved)


Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. NO DAILY HOUSEKEEPING SERVICE UNLESS STAYING MORE THAN FOUR DAYS - A customary cleaning will automatically be added to your reservation at no additional cost to you. Additional services are available at an added cost. While linens and bath towels are included in the unit, daily towel exchange is not included in the rental rate. We suggest you bring beach towels for any daily outings. We do not permit towels or linens to be taken from the units.


All cottages are a smoke-free facility. Julep Farms reserves the right to charge $450 for smoking in any room. Outside is allowed however we request that you discard any remains properly. Any “butts” remaining will result in a $5 per charge.


Rates subject to change without notice. Also the guests are solely responsible for any additional taxes and housekeeping fees increase that may occur between the time you book your reservation and the time of your reservation.


You must be 22 or older to rent at Julep Farms. No guest shall rent and leave the premise to ages persons 18 and under unattended. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.


The fireplace is a non-vented natural gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from April 15-September 15; they are not operational during this time of the year.


The cottages are on wells and septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, baby wipes, wet wipes, condoms, or hair should ever be flushed. If it is found that inappropriate products have been flushed and clog the septic system, you could be charged damages of up to five hundred dollars ($500).


No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow conditions. We do not refund due to road conditions. Cellular Service, WiFi Connection, Power Outages nor Weather Conditions are not the responsibility or in the control of Julep Farm, although we strive to have the best services available but are at the mercy of changing weather conditions, therefore none are considered reasonable change of reservations requests or valid cancellations.


Guests must adhere to cancellation policy to assure guest satisfaction. Refunds are at the discretion of the Julep Farms Staff and are subject to our policies under any circumstance. One Hundred Percent (100%) of the total reservation amount is due at the time of booking. If the reservation is canceled 30 days BEFORE the reservation date the 100% paid at time of booking will be refunded to guests, minus a 4% processing fee. Any reservation canceled from 15 to 29 days of reservation date will be refunded half of the reservation total(50% of the total cost of reservation). There will be no refunds if canceled 14 days prior to arrival and you will be charged the full amount of the reservation. For this reason, we strongly recommend purchasing travel insurance and have provided a link for your convenience below. We have not personally used these providers so please do your own personal research.

NO PETS ARE ALLOWED IN JANE, OTIS, or HEMINGWAY COTTAGES UNDER ANY CIRCUMSTANCES. THIS POLICY IS NON-NEGOTIABLE There are NO PETS allowed in (or out) of the Cottages. A result in bringing your pet will result in a dismissal from the Farm with no refunds as well as a $350 fine per pet.

PETS ARE ALLOWED IN BOATHOUSE, MAGNOLIA, DERBY, MAISON BLANCHE AND SWEET TEA COTTAGES. We are proud to host your four legged friends. There is a 2 dog maximum with a total weight limit combined of 80 lbs. There is a dog fee of $250 per stay. The hotel reserves the right to charge a guest's account commensurate to the cost of such damages. Pets must be fully trained and kept on a leash at all times when outside the cottage. Pets must not be left unattended in the cottage - a crate is provided for you upon booking. Guests are responsible for cleaning up behind their pets on the property. Pets must comply with local legislation requirements. Guests are responsible for all property damages and/or personal injuries resulting from their pet. Guests agree to indemnify and hold harmless the hotel, its owners and its operator from all liability and damage suffered as a result of the guest's pet. The hotel reserves the right to charge a guest's account commensurate to the cost of such damages.


Individuals staying with Julep Farms are solely responsible for any damages to the grounds, buildings, antiques or furnishings in the amount of full repair to pre-existing condition.

All debris, rubbish, and discards are placed in trash cans.

All doors are left locked.

All charges accrued during the stay are paid prior to departure including add ons.

No removal of linens are allowed without penalty.

Early check-out does not warrant a refund.

NO early check-in or late checkouts without a discussion with Julep Farms.

If furniture is moved or rearranged, there will be a $75 charge to move back. Please do not move furniture.


Occupant is obligated to abide by all of the requirements of the Rabun County ordinances, state, and federal law and such a violation of any of these rules may result in the immediate termination of the agreement and eviction from the premises, as well as potential liability for payment of fines levied.
